Position Summary:
We have an exciting opportunity to join our team as a Financial Project Analyst (Real Estate Development & Facilities).

In this role, the successful candidate Provide overall financial support for RED+F, including, but not limited to budgeting, invoice processing, status updates of purchase orders, financial analysis, reporting and research. Must have a clear understanding of accounting and finance, procurement, and accounts payable.
Knowledge of the construction financial process is critical. Experience with private financing and/or state agencies is a big plus. Must be able to communicate with senior staff and project managers; and at the same time, flexible enough to be extremely hands on with administrative tasks. Must be self-motivated, and excel at working independently and as a team player.
Primary responsibilities:
- Financial tracking, monitoring and reporting of capital projects
- Budget monitoring and reporting for project portfolio
- Review, analyze and process applications for payment
- Review all financial documents related to project portfolio and ensure compliance with institutional and industry standards, guidelines, policies and procedures
- Perform all related accounting and accounts payable functions related to the project portfolio
- Liaison with internal Project Management Staff, vendors and external organizations related to project portfolio

Job Responsibilities:

    • Full understanding of the components of a Development project i.e. Construction costs & Consultant costs.
    • Prepares ad hoc reports as needed.Maintain hard and electronic files.
    • Assist in Project Close-out.
    • Prepare cash flows and forecasting when necessary.Follow up monthly on audits and responses.Prepare financial monthly or quarterly reports from Systems downloads as required.
    • Guide Project Managers on proper procedures and protocol for reviewing CM Requisitons and Vendor Invoices.Set up monthly calendar of events of due dates i.e. Pencil Req submission, Pencil Req review, Final Req due, cash flows, monthly reports, invoice due dates for vendors, etc.
    • Review Vendor Accounts Receivable reports and reconcile.Act as liason to Accounts Payable. Research and follow up on any A/P issues.Manage contract administration process. Confirm Requisition for Purchase Order and Change Order back up is in compliance with NYU policies, proper back-up attached, correct G/L code is used.Preparing allocation entries i.e Allocating Insurance Fees and Project Management Fees across projects.Analyze and prepare Journal Entries where needed.
    • Prepare budget modifications (transfers) where needed.Full understanding of an Anticipated Cost Report. Prepping and working with Projects Managers to produce final product including variances, change in period and required back-up.
    • Confirm all invoices and processes are in compliance with contracts and NYU procedures.Comprehensive review of CM Requisiton including Base contract values, approved change orders, Lien Waivers, General Conditions, Fees, etc.Take co-lead with Project Manager in Pencil Copy Req reviews with Construction Manager/General Contractor.

Minimum Qualifications:
To qualify you must have a Strong analytical and mathematical skills.
Financial analysis and reporting skills.
Organizational skills and Exceptional attention to detail.
Ability to work well under pressure.
Accounts payable and overall accounting skills (i.e., journal entries, working with G/L, budgeting).
Advanced MS Excel skills, Proficiency in MS Word, PowerPoint.
Strong customer service and communication skills.
Demonstrated high level of drive and initiative to complete assigned tasks.
Investigate and seek out improvement opportunities.

Preferred Qualifications:
BA or BS in Accounting, Finance, Economics or Business; MBA preferred.
5+ years financial experience in construction industry.
Solid understanding of project financial statements and be able to create concise reports based upon specifications requested by management.
Must have a clear understanding of project accounting and finance, construction procurement, construction accounts payable, insurance.
Experience with private financing and/or state agencies is plus.

NYU Langone Health provides a salary range to comply with the New York state Law on Salary Transparency in Job Advertisements. The salary range for the role is $58,500.00 - $80,340.00 Annually. Actual salaries depend on a variety of factors, including experience, specialty, education, and hospital need. The salary range or contractual rate listed does not include bonuses/incentive, differential pay or other forms of compensation or benefits.
