Volunteers of America-Greater New York (VOA-Greater New York) is an anti-poverty organization working to end homelessness in the New York area by 2050. We operate over 60 programs across New York City, Northern New Jersey and Westchester County including emergency, transitional and permanent housing. Our services extend to families experiencing homelessness, survivors of domestic violence, people living with HIV/AIDS, veterans, youth aging out of foster care, adults with behavioral health or substance use needs, and others in need, including a special education preschool program.

Position: Controller (Limited Partnerships and Related Entities

The Controller (Limited Partnerships and Related Entities) is responsible for managing designated administrative and operational management as well as fiscal reporting and budgeting for the VOA-GNY managed limited partnerships and real estate related entities.

Location: 135 West 50th Street * New York, NY 10020

Minimum Qualifications:

  • Bachelor's degree required, with at least eight years of progressively increasing experience in financial management. Accounting major preferred; CPA required.
  • Strong interpersonal, communication, analytical and conceptual skills and related supervisory experience required.
  • Strong background and broad knowledge of GAAP. Knowledge of Yardi a plus and required within four months of assuming role.
  • Preferred experience in not profit housing development (Low-income housing tax credit development "LIHTC"). Knowledge and ability to use an in-house PC-based accounting system in a network environment, including ability to create, run, and verify reports.
  • Expertise with Excel/Word is essential.
  • Capable of taking independent action and taking initiative to recommend and implement required improvements.
  • This position requires the ability to successfully manage multiple projects under deadlines.

Controller (Limited Partnerships and Related Entities Principal Responsibilities:

  1. Manage designated related entity (real estate) functions.
  2. Supervise the operating and capital budget process prior to the fiscal year end Finance Committee and Board meeting cycle and annual budgets prepared for syndicator review.
  3. Oversee the monthly closing of the related entities (real estate) limited partnerships. Review monthly and annual reporting packages prior to submission to investors for accuracy and to diagnose operational matters requiring attention. Work with property management and asset management colleagues to ensure accurate budgets and compliance reporting. Coordinate with external auditors on the performance of the year end audits for the limited partnerships. Interpret various agreements including management agreements, loan agreements, partnership agreements, operating agreements, and lease agreements. Supervise Director of Asset Management.
  4. Prepare and manage Audited financial statements and tax reporting including 1120, 1065 and 990 for related entities reporting requirements.
  5. Acts as liaison with external parties including syndicators representing limited partners, government partners and auditors.
  6. Manage Limited Partnership and Related Entities' operations, analyze financial results, reports and make recommendations for operational improvements. Prepare monthly and quarterly variance analyses using agency produced financial reports and systems (including MIP, Microix). Explain variations and recommend steps for operational improvement. Ensure that all expenses are incurred are properly recorded timely.
  7. Member of cash flow team and contributes to the weekly cash flow process.
  8. Manage other administrative functions, and special projects.
  9. Supervise assigned staff.
