Job Description
* Performs preventive maintenance and repair work orders for facility mechanical systems, minor electrical, minor plumbing, and other installed systems.
* Performs facility inspections, reporting on conditions impacting satisfactory client occupancy and operations.
* General interior maintenance - hang pictures, install keyboard trays, repair office furniture systems, repair doors, replace ceiling tiles, etc.
* Assist the operations team in the maintenance and repair of building and equipment and/or as directed.
* Replace lighting lamps and ballasts.
* In air handlers clean surfaces, change filters, lubricate.
* Work together with others in a collaborative manner. Able to communicate with building occupants about the work.
* Completes related administrative tasks including paperwork and iPad records.
* Must be willing and able to support any after-hours building related activity as required.
* Participates as a member of the voluntary on-site emergency response team.
* Other tasks as assigned

Knowledge, Skills, and Abilities
Have a minimum of 2 years of applicable working experience in general building repair and maintenance. High school diploma or equivalent years of relevant experience. Knowledge of the following -- basic carpentry, basic HVAC, basic plumbing, and basic electrical.
Ability to frequently walk up and down stairs for inspections and emergency procedure practice or implementation. Ability to climb ladders up to 40 feet and lift 60 lbs. repeatedly. Ability to locate equipment sound source, ability to discern color of alarm indicators. Equipment inspections may require getting on hands and knees to reach areas difficult to access. Requires ability to communicate well in both oral and written reports, excellent customer service skills. Must be able to work and act independently, safely, and make solid decisions in the field. Can operate various hand tools. Requires teamwork attitude.
